How fast should you reply to a WhatsApp lead?
Reply to a WhatsApp lead within minutes if you can, within 2 hours at most, and always before the 24-hour window closes, nights and weekends too.

Most advice on this question quotes studies of phone calls. This guide sets what those studies measured beside what the Dubai property portals ask for, and the one deadline WhatsApp enforces.
What do the speed-to-lead studies say?
The study behind most of the famous numbers timed phone calls to web-form leads, and found that the odds of reaching a lead fall fast in the first hour.
Who ran it. James Oldroyd, a researcher at MIT, worked with a sales software company on 3 years of data from 6 companies, over 15,000 leads and 100,000 calls, and presented the results in 2007.5
Calling at 5 minutes rather than 30 made the odds of reaching the lead 100 times higher,6 and the odds of qualifying them 21 times higher.7

What it found across the hour. Over the first hour, the odds of reaching a lead fell more than 10 times, and the odds of qualifying them more than 6 times.4 It measured getting through and qualifying, and its own summary says it "did not address close ratios."5
Do those numbers apply to WhatsApp?
Only loosely, because the study measured whether a phone call reached anyone, and a WhatsApp reply always arrives.
What carries over is the curve. Interest is highest in the minutes after someone asks, whatever the channel. On WhatsApp, the lead has also picked a channel made for quick back-and-forth, and the one most people say they prefer for reaching a business.8
Read the phone numbers as a direction. A reply that lands while the lead is still in the chat reads as a conversation. One that lands the next morning reads as a callback.
What response times do Property Finder and Bayut expect?

What is the hard deadline on WhatsApp?
Once a lead's last message is a day old, WhatsApp lets a business send only templates that Meta has approved.
Meta calls it the customer service window. It opens when the lead messages you, and every new message from them resets it to 24 hours.3 Inside it you can reply in your own words; after it, only an approved template.
A template is not an answer. It can reopen the conversation, but it no longer answers the question the lead asked.
What happens to leads that write after hours?
They wait for the next person on shift, which can put a quick team past every clock above.
The gap is in the calendar. A team that answers fast in office hours still leaves a Thursday-night lead until Friday morning, and a Friday-night lead until Monday. By Monday, that lead has passed Property Finder's 2 hours and WhatsApp's 24.
